What Does a Real Estate Agent Do?

Real estate agents are licensed professionals who help people either buy or sell real estate, and they are also typically licensed to operate, negotiate and arrange real estate sales under the supervision of a real estate broker. Negotiating and arranging real estate sales can mean wearing a number of different hats, including listing a property, showing properties, filling out contracts, and handling purchase contracts — but the list doesn’t stop there.

In listing a home, the real estate agent performs a number of tasks, including:

  • Market the property to other real estate professionals
  • Marketing the property online, as well as in print and other traditional media
  • Schedule and supervise showings of the property

  • Once an offer has come in, help the seller negotiate to get the best price
  • Coordinate the process from signing the contract to closing the deal

Here, your agent will spend a lot of time multitasking, including research and gathering the necessary documentation related to the property, preparing the description of the home, and getting it ready for showings. This stage is where a lot of the work comes into play, so make sure to select the right agent who can provide the expertise in all areas of the home sale. 

Real estate agents working with buyers

It’s rare that the same brokerage and agent listing a home are the same ones who will be working with the buyer. Although it is technically allowed, an agent is typically only working with the seller or the buyer. When working with a buyer, the tasks an agent performs are different than when working with a seller. When representing a buyer, an agent will often perform the following tasks: 

  • Help the buyer find and view homes that meet their specific search criteria
  • Help the buyer secure a mortgage
  • Advise the buyer on current market conditions, the area, and whether the homes they’re looking at are priced fairly, based on current market conditions
  • Work with the buyer to make an offer
  • Once a purchase contract is executed, work with the buyer to coordinate the transaction
  • Schedule and coordinate appraisals, inspections, and other transaction related activities
  • Deliver and explain documents, paperwork, forms, and more
  • Represent the buyer through the closing process and getting keys
