Buying a home in all cash means fewer contingencies, which is almost always preferred by sellers as it eliminates the need for loan approval. With no mortgage contingency, which typically extends the process, you can close faster and with fewer uncertainties. What’s more, all-cash offers often close for less than the asking price, saving you money.

When you use Reali Buy Before You Sell, we’ll front you the cash to place a competitive all-cash offer on the new home you want. You can move in whenever you’re ready. Meanwhile, we’ll list and sell your old home for top dollar. When it sells, you’ll use the proceeds to repurchase your new home from us at the original purchase price.

To enable you to become a cash buyer and remove the finance, home sale, and appraisal contingencies, we charge a program fee. The standard Buy Before You Sell fee is 1.0% of the purchase price. However, if you choose Reali Loans to finance your home, you’ll receive a 0.5% credit at closing, bringing your program fee down to 0.5%. 

Please note that in addition to the 1% program fee, you will also be responsible for the seller agent commission of 2.5%. This brings the total cost to 3.5% (or 3% when applying previously mentioned 0.5% Reali Loans credit). This does not include the standard buyer’s agent commission or other Buy Before You Sell costs such as rent, transfer fees, or closing costs.
